This is the northwest area of Chico, west of Highway 99 and North of Hwy 32. Town of Nord

Amber Grove, Willowby Glen, Eiffel Estates, Henshaw/Cussick Area, Eaton Village
The choices of home settings vary greatly in this area, from the country orchard settings of Nord Ave., north and then the city neighborhoods which range in price, lot size and home size greatly. Shasta Elementary and Nord Charter Elementary Schools are in this area. This area offers many price ranges depending on your needs and is popular for wonderful soil, easy access to Hwy 99 and some shopping.

Chico Homes Area 1B – Northeast Chico
Northeast area of Chico, East of Hwy 99 and North of East Ave. Keefer Road, Garner Lane, the airport, Hancock Park, Symmes, Ceres Ave, McManus Elementary, Bidwell Jr. High, Marigold Elementary and Pleasant Valley High School.
This area also features a wide variety of neighborhood choices, from the popular Keefer and Garner Lane areas which have 1-5 acre parcels and custom large homes to the neighborhood just north of East Ave which are smaller homes on much smaller lots. The homes right north of East Ave are very close to schools and shopping and newer in age. Price ranges vary greatly per neighborhood; Keefer Rd and Garner Lane generally above $650,000 and the homes north of East Ave between $250,000 and $450,000.

There are several other areas of Chico; including Dayton, Durham, Forest Ranch, Cohasset, and Butte Creek Canyon. These are generally outlining areas with more rural settings. They offer bigger lots for the most part and can offer a quiet neighborhood. Call me for more information on these areas.

Chico Homes Area 1C – Central West Chico
Central West Chico – This is primarily the downtown and Chico State area. There is also a popular neighborhood west of the student area off W. Sacramento Ave which offers bigger homes on ¼ acre lots. Looking for a parent-student house or condo, this is your area. Looking for wonderful soil and large lots on wide streets, this can also be your area. Looking to be Downtown in the popular “Avenues Area” and “East Streets” with charm and character homes close to downtown this is definitely an area to check out. Chico Jr. High and Chico High School are in this area, along with Citrus and Oakdale Elementary Schools.
